Thank you for choosing Throapham House Bed and Breakfast. Before you book with us please read these terms and conditions carefully.

Please note: Where you elect to book on-line using our secure payment facility the terms and conditions indicated on the booking page will take precedence over those shown here. Your booking confirmation will include a copy of the terms and conditions relevant to your booking which in some cases may not be directly with us.
Please do not hesitate to contact us directly if there is anything you do not understand.

Parties to agreement

When you make a booking with Throapham House Bed and Breakfast you are entering into an agreement with Throapham House Limited, which is a private limited company registered in England and Wales (registration number 5800105) whose registered office is at Throapham House, Oldcotes Road, Throapham, Sheffield S25 2QS, England.

Essential maintenance

We advise you to read our Announcements page which includes details of any essential maintenance work which may affect your stay with us. You will find a link to this at the top of each website page.


We are a non-smoking establishment. It is now illegal to smoke anywhere inside our premises. You are permitted to smoke outside, but we ask you to give consideration to the comfort of other guests should you do so.


We regret that we are unable to accommodate pets other than assistance dogs.


The price includes accommodation plus any board indicated. Unless clearly stated on the booking form all extras such as additional meals, telephone drinks etc are additional. We accept the following methods of payment:

  • cash (GBP);
  • cheque drawn on a UK clearing bank;
  • credit/debit cards (Mastercard, Maestro, Solo, Visa, Visa Electron, American Express).

Note: All payments must be made in pounds sterling (GBP).


For all reservations we require a non-refundable deposit of 30% of the total cost of your stay. We will charge this to your credit or debit card when we confirm your reservation. We will send you an email or letter confirming the reservation and advise you of the outstanding balance. The balance is due on departure unless we agree otherwise in writing.

Cancellation and Insurance

Once you have booked your stay, our agreement is a legal contract and any deposit you may have paid is non-refundable. If you need to cancel please contact us immediately. For cancellations made up to 3 days before your booking commences you will not be liable for the total balance. For cancellations made after this time or by failing to take up the booking without cancelling you will be liable for the total amount. For this reason you may wish to take out cancellation insurance which is inexpensive and can be obtained from any good broker.


We would only cancel your booking if your accommodation was unavailable for reasons beyond our control. We would attempt to offer you alternative accommodation, however if this was not possible, or unacceptable to you, then we would refund all monies paid by you. Our liability would not extend beyond this refund.


Check-in times are from 1600h to 2000h on the day of arrival, unless otherwise arranged. Please let us know if you plan to arrive outside these times.


You are required to vacate your room by 1000h on the day of departure unless otherwise arranged. Unless otherwise agreed in writing by us your bill for the accommodation and any extras or services taken during your stay is payable on departure.

Damage and Breakages

Please take care with our accommodation. You are responsible and liable for all breakage or damage which you cause to the accommodation and/or its contents. Please report these as soon as they occur. We reserve the right to charge you the full cost for making good any breakage or damage.


We do not accept any liability for any damage loss or injury to any member of your party or any vehicles or possessions unless proven to be caused by a negligent act by ourselves or our employees or contractors while acting in the course of employment.

Data privacy

By booking with us you are giving your consent to any personal data gathered during the course of this booking being held in electronic form which may include ‘cookies’ and similar data entities resulting from the use of our website or those of third parties. Subject to any statutory disclosure obligations we agree that we will not disclose your personal data to third parties.

Website accuracy and terms of use

Amendments and updates are frequently made to our website and whilst every effort is taken to ensure all information is correct we cannot guarantee this. We shall not be liable to you for any difference between the facilities and services advertised and those provided where this is due to errors or omissions on either our own or third party websites.

This website uses Google Analytics, a web analytics service provided by Google, Inc. (“Google”). Google Analytics uses “cookies”, which are text files placed on your computer, to help the website analyze how users use the site. The information generated by the cookie about your use of the website (including your IP address) will be transmitted to and stored by Google on servers in the United States. Google will use this information for the purpose of evaluating your use of the website, compiling reports on website activity for website operators and providing other services relating to website activity and internet usage. Google may also transfer this information to third parties where required to do so by law, or where such third parties process the information on Google’s behalf. Google will not associate your IP address with any other data held by Google. You may refuse the use of cookies by selecting the appropriate settings on your browser, however please note that if you do this you may not be able to use the full functionality of this website. By using this website, you consent to the processing of data about you by Google in the manner and for the purposes set out above.


If any provision of these terms and conditions are held by any court or other competent authority to be void or unenforceable in whole or part the other provisions of these terms and conditions shall continue to be valid. Nothing in these terms and conditions shall exclude or limit liability for death or personal injury fraud or any liability that cannot be excluded or limited at law. The failure to exercise or delay in exercising a right or remedy provided by these terms and conditions or by law does not constitute a waiver of other rights or remedies. Your statutory rights are not affected by these terms and conditions.


This Legal Notice shall be governed by and construed in accordance with English law and shall be subject to the exclusive jurisdiction of the English courts.

Throapham House to close at the end of June 2017

Ann and I have decided to close Throapham House at the end of June 2017 to spend more time with our family and pursue our other interests. We regret therefore that we will be unable to take any new bookings as of today (20 June).

Any guests with outstanding bookings will be able to contact us on our usual telephone number or by email, but after 30 June our business telephone number will be disconnected.

We have thoroughly enjoyed the last 11 years and would like to thank all our guests for their custom over the years. We’d also like to thank friends and colleagues associated with Welcome To Yorkshire from whom we have learned so much about ‘God’s Own County’. Long may Yorkshire’s tourism industry thrive and prosper under its guidance.


We’re now open again after our long summer break, so here’s an important note about future bookings

It’s 10 years since we first opened for business and this summer Ann and I decided to take a break from cleaning and cooking to spend some time with our family and friends.

Our regular guests will already know that Throapham House is up for sale as we move towards our retirement. Until we secure a sale we’re taking bookings on a rolling three month availability basis to avoid disrupting your plans. This means if you want to book accommodation more than three months in advance then please contact us directly by telephone (01909 562208) for further details as you will not be able to book online.

We will of course continue to provide the same standard of service that you’ve come to expect from us.

The Tour De France is coming to Yorkshire…

After a very busy summer we’re all now making our plans for when the Tour De France comes to Yorkshire in July 2014.

Ann and I are currently working with partner organisations on some exciting educational opportunities for young people in the region. We’ll add updates on here as these projects develop.

We’re naturally both delighted that Yorkshire has landed this opportunity to showcase what the region has to offer and to be part of something which should bring lasting benefit to local people for years to come.

The scaffolding finally went up at Throapham House two weeks ago and a welcome period of fine weather has allowed work to progress swiftly. We expect most of the external work to be complete by the end of September and it’s nice now to see things taking shape. The original second floor servant’s quarters will make some attractive additional rooms and with modern day insulation and roof lights will be a lot warmer and brighter than when the house was originally built.
Guests to Throapham House during this period will find turning space a little restricted in our car park so we will help to guide you out, but otherwise there is less disruption than we expected.

The photo shows the roof slates removed above our guest lounge. There will shortly be a new roof window in here which will give some fine views across Dinnington.

Throapham House Roof Restoration – Delayed

Unfortunately the bad weather over the summer has delayed our plans to restore our roof during August and it now looks at though this will begin during the first week of September. We expect the work to take about 4 – 6 weeks.

As mentioned earlier, we expect little inconvenience to guests although there may be some restrictions on car parking near the house due to the presence of scaffolding.

Heartfelt thanks to all our guests

Robert and I made the decision to close the bed and breakfast for new bookings in June and and early July as it became apparent that my Dad’s cancer had progressed and we were told he had not long to live. I am grateful for the time my sister and I spent with my Dad nursing him at home during his final weeks. He passed away peacefully on 28 June at home with his family around him.

I’d like to say a big thank you to all our guests who have stayed with us recently, particularly during June and July for your patience and kindness in what has been a traumatic time for me and also for the guests I didn’t get to meet.

Many thanks also to family and friends for their kind thoughts and messages.

Throapham House Roof Restoration

We’re planning to do some essential restoration work on the older sections of the roof and chimneys during August 2012. This means that scaffolding will be erected around the main part of the house during this period and that roofers will be working during most of the day.

We understand this might affect your stay as follows…

  • Access to front door via front gate only – the side gate leading from the car park may be closed;
  • Some parking restrictions due to the presence of scaffolding;

Note that the Dewhurst bedroom should be mostly unaffected by this work.
